Kawana Waters runs from Buddina and Minyama in the north to Wurtulla and Birtinya in the south, with the Sunshine Coast University Hospital at its heart. It is one of the busiest parts of the coast for us, and one of the most varied: a two storey canal home in Parrearra, a townhouse in Warana and a new build in Bokarina need very different air conditioning.
- Suburbs: Buddina, Minyama, Parrearra, Warana, Bokarina, Wurtulla and Birtinya, including Kawana Island
- Housing: canal front homes, beachside houses, townhouses, apartments near the hospital and new builds at Bokarina Beach and Birtinya
- In our records: 25+ completed installations across Kawana, ducted and split about evenly
- Coastal: salt air on the beach side means outdoor unit placement and maintenance matter
Should I choose ducted or split systems for a Kawana home?
For a house, including the canal homes in Minyama and Parrearra and the new builds in Bokarina and Birtinya, zoned ducted is usually the better choice: one quiet system, every room, nothing on the walls. For a townhouse or apartment without a usable roof space, split systems in the living area and bedrooms are the practical answer.
Our Kawana jobs split almost evenly between the two, which says a lot about the mix of homes here. The inspection tells us which one your home suits, and we will tell you if a combination works better, such as ducted for the house and a split for a detached studio.

How does the salt air in Kawana affect air conditioning?
Salt air speeds up corrosion on outdoor units, especially within a few streets of the beach at Buddina, Warana and Bokarina. Placement helps: out of the direct sea breeze where possible, with clearance for airflow. An anti corrosion treatment can be added, and regular servicing that washes the outdoor coil makes the biggest difference over the life of the system.
If your current outdoor unit has a crumbling coil or rusted casing after only a few years, that is usually the salt. We look at it during the inspection and factor it into the recommendation.

Do I need body corporate approval for air conditioning in a Kawana townhouse or apartment?
Usually, yes. Most complexes have by laws covering where outdoor units can go, how pipes are run on the outside of the building, and noise. Check with your body corporate before booking the install. We can give you the unit size, the proposed outdoor location and the pipe route to include with your application.
Apartments near the hospital in Birtinya are often set up for a specific outdoor location on the balcony. We work to that, and keep the pipework neat and covered.

What size system does a Kawana home need?
A four bedroom Kawana home with open kitchen, living and dining usually suits about 12.5 kW of ducted across five zones, or 14 kW with a sixth zone for a media room. We allow about 150 W per square metre for each zoned room and size at about 70 percent of the total. Big canal homes with lots of glass facing the water often need more.
Glass is the big variable in Kawana: water views mean big windows, and big windows mean heat. That is why we measure on site rather than quote off a bedroom count.
Why choose Delta Temp in Kawana?
